Low Budget Value Boosters
Adding value to your home doesn't have to cost a ton of money. There are little updates that add value and make your home more inviting. You may want to consider doing some of these before you list your home!
Add Crown Molding - Adding crown molding in a space can add character and value. It comes in all sorts of materials and even colors. It adds luxury and is functional as well by covering up gaps between walls and ceilings!
Update Entryway - Updating your entryway, both outside and inside, can add value as well. Remember, first impressions are everything! Having an updated front door (or even just painting it) will add value to your home. Keep it uncluttered and welcoming with a nice doormat and possibly a wreath and if you can, this will add style and warmth too.
Swap Out Fixtures or Hardware - Changing out some fixtures or hardware can make a big difference is how your home looks which can add instant value with lower cost. New lighting, new cabinet handles or even nicer door knobs can up the value a bit.
Replace Appliances - While replacing your appliances is more costly than updating some fixtures or painting a door, they can be an amazing upgrade that buyers love to see in a home! Appliances can make a big difference when a buyer is choosing between two homes with similar features.
Add a Bathroom - Add another bathroom and you will add HUGE value! Bathrooms are a big selling point in a home and it can bring a lot more buyers when the time comes to sell than if you didn't have that bathroom. Even just adding a half bath brings good value, so you don't have to spend a ton of money.
Remember, adding value doesn't mean over renovating your home. Keep in mind updates that help with function and convenience, not just style. A little style can add a boost during a first impression, but, don't over do it because style is relative to who is looking at it. A little bit can go a long way to add value and if you aren't sure what will help bring your home more value, call your favorite Realtor and ask for their expertise in your market with your style of home. You will be so glad you did when you decide to make those updates!
